  1. Experience is Key! 

Ensuring your Realtor has experience is going to be one of the keys to buying successfully! Are they actively working with other buyers? You want to ensure they know what is working and not working for the buyers in the current market. You could end up losing the home of your dreams or paying much more for a house than you should if your Realtor does not have enough experience.

  1. Get Pre Approved! 

Many banks/lenders will not actually give you a firm approval right now because they are inundated with applications but some will! At the very least, speak to a mortgage broker, give them your financial situation (do not withhold any financial information- they will find out!) and they will be able to give you an idea of what you will be approved for. 

  1. Create a Must Have List!

Knowing what you want will get you ahead quicker. Knowing what you are willing to negotiate on will also help you make quicker decisions when necessary. Is there a type of home, number of bedrooms or garage that you MUST have? 

  1. Location, Location, Location! 

For most, location is key. Knowing which area or neighbourhood you want to live in will cut down your search time tremendously, which in turn will save you thousands of dollars. It will also help you narrow down a realtor that will be able to help in your specific area.
